SKETCH PLAN FOR MINOR SUBDIVISONS

 

Submission and Review Procedure:

 

A minor subdivision is defined as one involving no new public or private streets or roads, or right-of-way dedication, no easements, no utility extension, where the entire tract to be subdivided is five (5) acres for less in size, and where four (4) or fewer lots result after the subdivision is completed.

 

Prior to the submission of a Final Plat, the applicant shall submit to the Code Enforcement Officer two (2) copies of a sketch plan of the proposed subdivision containing the information noted on the Contents Checklist below.

 

The Code Enforcement Officer shall review the sketch plan for general compliance with the requirements of the Subdivision Ordinance and the Zoning Ordinance.  The Code Enforcement Officer shall advise the applicant or his authorized agent of the regulations pertaining to the proposed subdivision and the procedures to be followed in the preparation and submission of the Final Plat.

 

One (1) copy of the sketch plan shall be retained by the Code Enforcement Officer and one (1) copy shall be returned to the applicant or his authorized agent.

CONTENTS CHECKLIST:  to be completed by Code Enforcement Officer

 

1.    ___    A sketch vicinity map showing the location of the subdivision in relation to neighboring tracts, subdivision, roads, and waterways;

 

2.    ___    The boundaries of the tract and the portion of the tract to be subdivided;

 

3.    ___    The total acreage to be subdivided;

 

4.    ___    The existing and proposed uses of the land within the subdivision and the existing uses of land adjoining it;

 

5.    ___    The existing street layout and right-of-way width, lot layout, and size of lots;

 

6.    ___    The name, address, and telephone number of the owner;

 

7.    ___    The name, if any, of the proposed subdivision;

 

8.    ___    Streets and lots of adjacent developed or platted properties;

 

9.    ___    The zoning classification of the tract and of adjacent properties; and,

 

10.   ___    A statement from the Hoke County Health Department noting that a copy of the sketch plan has been submitted to them, if a septic tank system or other on site water or wastewater system is to be used in the subdivision.
